Overview

A composite plot and construction loan funds both the land purchase and the house built on it, under a single sanction. The plot portion disburses at purchase; the construction portion releases in stages against work completed and verified by the lender's engineer.

The structure has a real advantage over borrowing twice. You are sanctioned once, at one rate, with one set of documentation, and you are not exposed to whatever rates prevail when you eventually start building.

During construction most lenders charge interest only on the amount disbursed so far, which keeps the outflow manageable while the house is being built and you may also be paying rent. Full EMI begins once the loan is fully disbursed.

Who should consider it

Buyers purchasing a plot with a definite plan to build. Anyone building a house on land they are acquiring now. Buyers who want rate and sanction certainty across both stages.

Benefits

  • One sanction and one rate covering both land and construction
  • Interest charged only on amounts disbursed during construction
  • Removes the risk of rates moving before you start building
  • Staged disbursal aligned to construction milestones
  • Full home loan tax treatment once the house is complete
  • Longer tenure than a standalone plot loan

What the loan funds, and what it does not

Read the right-hand column first. It is the one that decides how much you have to arrange yourself.

Usually funded

  • Purchase of the residential plot
  • Construction cost per the approved plan and estimate
  • Registration and stamp duty at some lenders, within limits
  • Staged disbursal against verified construction progress

Usually not funded

  • Down payment on both plot and construction portions
  • Construction beyond the approved plan
  • Interiors, furnishing and loose fittings
  • Processing, legal and technical charges
  • Delays beyond the stipulated construction period, which can trigger repricing
  • Compound wall, landscaping and external works at some lenders

Funding limits and the treatment of add-ons vary between lenders and move with the borrower profile. The sanction letter you receive is what governs — we will walk you through it before you sign.

How it works with us

  1. 1 Eligibility assessed before any application goes out Income, existing EMIs, credit profile and the property itself. Scattering applications across lenders damages your credit file for no benefit.
  2. 2 Compared on total cost across the full term Rate, processing fee, insurance bundling and prepayment terms together. Over twenty years, half a percentage point is a very large number.
  3. 3 Legal and technical due diligence Title search and valuation. This is also the stage that protects you, not just the lender — a title problem found now is a problem avoided.
  4. 4 Sanction, and reading it properly The sanction letter states the rate basis, reset frequency and every charge. We go through it with you before you sign.
  5. 5 Disbursal, and a plan for prepayment Funds released against the agreement or construction stage. We set out how prepayment would work, because it is the single biggest lever you hold.

Important considerations

The things a brochure tends to leave out. Read these before you decide.

  • The construction period is stipulated and enforced. Overruns can trigger repricing or a demand for the balance, so build a realistic timeline into the sanction rather than an optimistic one.
  • Interest-only during construction keeps the outflow low and means the principal is not reducing. Budget for the step up to full EMI when disbursal completes.
  • Stage disbursal is verified by the lender's engineer. Keep the construction documented and photographed so releases are not delayed.
  • Tax relief on the whole loan generally arrives only after completion. Plan around that rather than expecting deductions during the build.
  • The approved plan governs what is funded. Building beyond it is unfunded and creates an approval problem on the property itself.

Documents required

  • Identity proof — Aadhaar, PAN or passport
  • Address proof
  • Salaried: last three months of salary slips, Form 16 and appointment letter
  • Self-employed: last three years of income tax returns with computation and financials
  • Bank statements for the last six to twelve months
  • Property documents — sale agreement, title deed, approved plan
  • Property tax receipts and encumbrance certificate
  • Existing loan statements, where you are servicing other EMIs

Frequently Asked Questions

Why take a composite loan rather than two separate loans?

One sanction, one rate and one set of documentation, with no exposure to whatever rates prevail when you eventually start building. If you have a definite plan to construct, the composite structure is usually both cheaper and simpler.

What do I pay during construction?

Most lenders charge interest only on the amount disbursed so far, which keeps the outflow manageable while you may also be paying rent. Full EMI begins once the loan is fully disbursed, and that step up is worth budgeting for.

How is the construction money released?

In stages against work completed and verified by the lender's engineer — typically foundation, structure, roofing and finishing. Keeping the work documented and photographed keeps those releases moving.

What if construction takes longer than planned?

The sanction stipulates a construction period, commonly two to three years. Overruns can trigger repricing or a demand for the undisbursed balance to lapse, so build a realistic timeline in at the outset.

When do the tax deductions start?

Generally after construction is complete and the property is habitable, at which point full home loan treatment applies. Interest paid during construction is usually claimable in instalments after completion, subject to the rules in force.
